What 27 Years in Commercial Flooring Taught Us About Spotting the Next Material Shift

In 27 years operating in commercial flooring, the biggest opportunities Project Floors has taken on rarely arrived looking like opportunities.

They usually looked slightly wrong.

A colour the market wasn’t ready for. A backing system nobody was asking for yet. A material being used overseas that could solve a problem in New Zealand. A sustainability conversation that sounded too early. Or, more recently, artificial intelligence entering an industry still heavily dependent on knowledge sitting inside people’s heads.

Over time, the business learned not to ask only what flooring people were buying today.

The more useful question was what architects, designers, contractors and building owners were going to need next.

That question has shaped how Project Floors has built its product range.

The pattern is always the same

When Project Floors brought EcoTX-backed carpet tile and Econyl regenerated nylon into the New Zealand market, neither was a proven local demand — both were bets made on where the market was heading, based on what was already happening in flooring overseas and in adjacent industries.

That is the part of this that is hardest to systemise. It isn’t a formula. It’s closer to a discipline: paying attention across manufacturing, specification and international markets long enough to notice a pattern before it becomes obvious to everyone else.

Reading the next one

Right now the same pattern is playing out with AI. Specifiers and suppliers are starting to use it to move faster through technical documentation — working out what a BPIR actually confirms versus what it implies, cross-checking test data, and narrowing a product shortlist before a human makes the final call.

That doesn’t replace the judgment part of this job. It changes how much of the groundwork has to be done manually before that judgment gets applied.

Why we’re writing this down

Floor Intelligence exists because most of what’s described above never gets written down. It sits inside people’s heads, gets passed on in conversations, and rarely gets tested against what’s actually happening elsewhere. This is our attempt to change that — writing plainly, sourcing what we can, and being upfront about where we stand to gain from the view we’re presenting.
